Description of the Land
ASPEN COVE LODGE AT PANGUITCH LAKE A newer resort located on the north Shore of Panguitch Lake. Sitting on approx 25 acres with an additional 18 acres of prime hillside. This resort overlooks the beautiful and serene Panguitch Lake. Aspen Cove Lodge includes: 43 acres, a hotel, restaurant, maids quarters, boat shop, garage, several outbuildings and a commercial resort boat dock area with docking facilities and a boat ramp. The owner will consider selling the 18 acres separately for $600,000

This mountain area is wooded with beautiful aspens and ponderosa pine trees. Panguitch Lake is considered Southern Utahs favorite year round fishing lake and is loaded with rainbow, brook, cutthroat, and brown trout thriving in its cool waters. Deer and elk can usually be seen in the early morning hours or late afternoons. Ice fishing is a great sport and enjoyed by many during the winter months. There are several year round residents but the majority property owners take pleasure in using this as their vacation get-away.

Panguitch Lake, at an elevation of 8,210, covers about 1,250 acres, at a maximum depth of 66 feet, is located in the Dixie National Forest and surrounded mostly by lava flows. Originally, Panguitch Lake was a natural lake encompassing about 777 acres until it was enlarged with a series of dams. The lake is in south central Utah and is a popular attraction for fishing, boating, waterskiing, camping, and other various four-season recreational activities. It is a source of irrigation water owned and operated by the West Panguitch Irrigation District. The watershed receives 10-20 inches of precipitation annually with a frost-free season of 60-80 days at the lake. The lake was appropriately named by the Paiute Indians -- Panguitch means BIG FISH.
